Motel Analysis Software: We provide a computer software program that assists you in anlaysing the financial due diligence when assessing the viability of a motel of your choice. The program analyses the following and much more:

1. Calculates your financial position by assessing whether you can meet the asking price of a motel.
2. The motel's current financial ability to produce sufficient cash flow to meet your financial position.
3. Calculates a fair capitalised worth of the motel based on Industry Yield and Benchmarks.
4. Prepares a format for a Finance Application on the motel from the information you have supplied on your financial status + the motel's financial performance.
5. Provides independent Benchmark comparisons.
6. A detailed rent assessment showing trends and percentages anticipated over the life of the lease which can be up to 25 years.

If it is your intention to purchase a motel here is a basic list of priorities for you consider:

1/. Establish your finance limits to establish your purchase price.

2/. Seek a Motel Broker and compile a list all motels within those limits being either Leasehold or Freehold.

3/. Analyse financial viability of the motel business. By analysing past and future turnover allowing for unexpected expenditure. Compliance with OH&S and WorkCover is now a serious consideration and can be very expensive if the motel does not comply.

4/. Once the trading ability is ascertained plan your inspection route carefully and inspect the motels of your interest.

5/. Choose a motel and negotiate a purchase price within the above parameters.
