a computer software program that assists you in anlaysing the financial
due diligence when assessing the viability of a motel of your choice.
The program analyses the following and much more:

the asking price of a motel.

to meet your financial position.

you have supplied on your financial status + the motel's financial
performance.
5. Provides independent Benchmark comparisons.
6. A detailed rent assessment showing trends and percentages anticipated
over the life of the lease which can be up to 25 years.

The program is written in Microsoft Excel 2003 and is compact in size
so it can easily be emailed. It is designed to use at home and save considerable

If it is your intention to purchase a motel here is a basic list of
priorities for you consider:

1/. Establish your finance limits to establish your purchase price.
2/. Seek a Motel Broker and compile a list all motels within those
limits being either Leasehold or Freehold.
3/. Analyse financial viability of the motel business. By analysing
past and future turnover allowing for unexpected expenditure. Compliance
with OH&S and WorkCover is now a serious consideration and can
be very expensive if the motel does not comply.
4/. Once the trading ability is ascertained plan your inspection
route carefully and inspect the motels of your interest.
5/. Choose a motel and negotiate a purchase price within the above
parameters.
